I hope you had a terrific Summer!  The Pocket Fire slowed tourism down in Sedona and probably affected Sedona sales, too.  You'll see below that this summer was a bit slower than our usual.  We are all looking forward to the cooler days of Fall.  I predict we will close out 2026 strong. Check out the Stats that I've compiled for you:

 

The 3rd Quarter Numbers Are In… And There’s More to the Story

If you’ve been wondering what’s happening with Sedona real estate, you’re not alone! I’ve been watching the numbers closely, and while the market has definitely slowed from last year, there are some interesting changes taking place.

Fewer Sales, More Choices

During the 3rd quarter, 91 single-family homes sold in Sedona, compared with 123 sales during the 3rd quarter of 2025.

That’s a significant difference, but I’m not ready to write off 2026 just yet. The 4th quarter has traditionally been a busy one for Sedona, and over the past couple of years, we closed out strong. If we see that kind of activity again, we could finish the year much closer to our typical sales pace. I have already experienced more buyer activity starting up. After the Labor Day holiday, it usually gets busier.  

So far this year, 275 single-family homes have sold. Last year, we had 422 sales for the entire year.

The next few months should be interesting!

Inventory Is Finally Growing

One of the biggest changes I’m seeing is the amount of inventory available to buyers.

We currently have 143 single-family homes on the market, compared with just 117 homes at the end of 2025.

That’s good news for buyers who have been waiting for more choices. It also means sellers are competing with more properties, making pricing, condition, and presentation more important than ever.

Prices Have Eased Slightly

Our average sales price has dipped slightly and is now $1,341,000, while the average price per square foot has also decreased slightly to $518/sf.

I always caution against reading too much into one number, though. Sedona is such a unique market that the mix of homes selling can have a big impact on our averages. A home with spectacular red rock views, a home in the Village of Oak Creek, and a home tucked away in West Sedona can all have very different values—even if they are similar in size.

So… What Does This Mean?

For buyers: There are more homes to choose from than we had at the beginning of the year, and buyers may have more room to negotiate than they did in the recent past.

For sellers: Buyers have more options, so the days of simply putting a home on the market and waiting for multiple offers may be behind us. Strategic pricing, great presentation, and effective marketing matter.

For those of you who are simply curious about the value of your home, this is a great time to take a look at where you stand.

As We Head Into Fall…

I’ll be watching the 4th quarter closely. Sedona’s market can be unpredictable, and one strong quarter can make a meaningful difference in our year-end numbers.
