Happy Valentine's Day!
One of the biggest mistakes I see buyers make in Sedona is waiting for the perfect home. A home that checks every single box that they can "FALL in LOVE" with. In theory, that sounds great. In reality, it often leads to missed opportunities.
Sedona is not a cookie-cutter market. Our homes are unique, shaped by the land, views, and different eras of architecture. Combine that with low inventory (especially under $1M), and buyer choices are limited. Waiting for perfection can mean waiting a very long time or never falling in love at all.
That’s where the 80/20 rule comes in.
Simply put:
Focus on the 80% of the home you love and accept the 20% that isn’t perfect.
Unlike tract-home markets, there often isn’t another similar home right behind it in Sedona. When a good home comes on the market, buyers who hesitate often lose out.
Successful buyers here understand that:
Location and setting matter more than finishes
Views, privacy, and lifestyle can’t be remodeled
Cosmetic issues are often opportunities, not deal breakers
I encourage my buyer clients to identify their true non-negotiables and be flexible on the rest. When a home delivers most of what matters, it’s often the right one.
The goal isn’t finding a flawless house.
It’s finding the right home in a competitive, limited-inventory market.
And more often than not, once buyers move in, that 80% quickly feels like much more.
If your perfect home does come up, remember that it is probably the perfect home for several other people looking and waiting, too. You have to be ready to put your offer in.
