As we move through the early months of 2026 here in Sedona, the real estate market is giving us a little bit of everything: steady activity, a touch of softening in prices, and more homes to choose from.
To start with the good news, we had 94 single-family home sales in the first quarter, up slightly from 90 this time last year. That tells us buyers are still out there and making moves. At the same time, we’re seeing a bit of a reset in pricing. The average price dipped about 2% since the end of 2025, and the average price per square foot came down 3.6% to $507/sf.

It is a reminder of how special and unique some of our properties truly are.
One of the biggest changes this quarter is inventory. We’ve seen a 38% increase in available homes, bringing us to 190 homes on the market as of April 2nd. That’s a noticeable shift and gives buyers a bit more breathing room and options than we’ve seen in a while. Still, homes are going under contract with 53 currently pending, which is 10% higher than this time last year.
On a national level, Realtor.com reports that inventory is up about 8%, though still not back to pre-pandemic levels. Here in Sedona, we’re seeing a bigger jump locally, which could continue to shape the market as we head into spring and summer.
If you’re a seller, it’s still a good market, but it’s not quite the “name your price” environment we saw before. Thoughtful pricing and preparation are making a bigger difference.
If you’re a buyer, this might feel like a welcome change. More options and a little less upward pressure on prices can open doors that may have felt out of reach not too long ago.
