As your local Sedona real estate expert, I've been hearing a lot of questions and concerns lately about whether we're heading into another housing crisis. It's understandable to feel a little uneasy when you see the current headlines, but I want to share some perspective and local insights that I hope will put your mind at ease.
You might have seen reports that, according to ATTOM**, national home equity dipped in the first quarter of 2025. And yes, Arizona is listed among the top 5 states with the largest annual decrease in "equity-rich" homes. While these statistics can sound alarming, it's crucial to look at the full picture.
Here’s the reassuring truth: Arizona's home equity only went down from 52.9% to 49.8%. For clarity, "equity-rich" simply means the home's loan-to-value ratio is 50% or less, indicating the homeowner has at least 50% equity. So, even with this slight dip, the vast majority of Arizona homeowners still have a significant amount of equity in their homes.
To further ease concerns, let's look at negative equity. Since 2023, the national proportion of homeowners who owe more than their home could sell for has remained remarkably steady at only 2-3%. To give you some perspective, during the first quarter of 2020, this number was 6.6%, and in 2008, it soared to 23%! Our current numbers simply do not indicate that we are heading towards another housing crisis anytime soon.

We've observed some positive shifts that point to a healthy, balanced market. We've seen the inventory increase, which is great news for buyers looking for more options. Similarly, the days on market have also increased, providing buyers with a bit more time to make thoughtful decisions. Most importantly, our average prices have stayed relatively consistent since 2022.
What does this all mean for you? We are currently in a healthy real estate market, creating beneficial conditions for both buyers and sellers. Buyers have more choices and a little less pressure, while sellers can still achieve excellent value for their beautiful Sedona homes.
